As part of the development of two buildings in the Innovation District of The Downs in Scarborough, Pine State Services brought on Gawron Turgeon Dillon Architects, P.C. (GTD) for planning, design, and administration services.

Both buildings are one-story, metal, slab-on-grade office buildings. The first is 18,000-20,000 sq. ft., consisting of offices, a conference room, training room, break room, lockers, warehouse space, shipping, receiving, etc.

The second building, housing Zoom Drain, consists of offices, restrooms, and ample warehouse space for storage, shipping, receiving, etc. This building is divided into three 3,500 sq. ft. suites, with Zoom Drain occupying the first.
